Luxury soars in Calgary's Eagle Ridge

Completely residential, Eagle Ridge is a very small luxury neighbourhood in South West Calgary.  With just three streets, 97 homes and 500 residents, you can’t get more intimate than this.  There are no stores, no gas stations, no office buildings and that means, no traffic.

It’s also one of Calgary’s top luxury neighbourhoods. In fact, in a poll conducted within the last five years, Eagle Ridge ranked 18th among luxury neighbourhoods in the entire country.

Eagle Ridge Location

This highly exclusive and private neighbourhood has just one road in off 75 Ave SW to the west of 14 St SW.   Eagle Ridge is tucked in between Heritage Park Historical Village to the south and Rockyview General Hospital to the north with the Glenmore Reservoir immediately to the west.   With no through vehicular traffic whatsoever, Eagle Ridge is very peaceful.  During the summer months one of the few noises to break the silence in the neighbourhood is the lonesome whistle of the steam engine at Heritage Park which very few folks seem to mind.

Eagle Ridge is 16 minutes to downtown Calgary either by Crowchild Trail or Glenmore and Macleod Trail.  The Elbow River Pathway runs through the community connecting bike commuters to the pathway which goes downtown.  A pedestrian bridge over 14 St SW provides safe passage for school children to walk to school in neighbouring Chinook Park and Kelvin Grove. 

Glenmore Landing Shopping Centre is a 15 minute walk along the pathway south or less than five minutes by car, with a Safeway store, gas station, medical services, restaurants, fashion, hair salon, banking, coffee shops, dry-cleaning, a wine store and much more.

Chinook Shopping Centre is only 10 minutes away as Chinook LRT Station.

One gigantic advantage to living in Eagle Ridge is having a hospital next door.  A wide green space separates the community from the hospital so traffic, parking and ambulance traffic is not a concern.

It’s not often that homes in Eagle Ridge come up for sale.

The original homes were constructed in the early 1960s when the original market garden on this site was closed. Many of the large trees from the market remain in Eagle Ridge but most trees are 60 years of age or older.  A large percentage of homes have been expanded or torn down in favour of very large-scale homes that suit the neighbourhood’s extra-wide lots.  There is one luxury condominium building in Eagle Ridge.  Units in this building offer 2,000 square feet of living space and beautiful views over the reservoir. The majority of homes are single-family bungalows with walkout basements and two-storey single-family homes.   Average home prices are in the $2.5 to $4 million range and feature above average floor space and luxury amenities.

The average net worth of residents in Eagle Ridge is reported to be $6.55 million with annual incomes averaging just over $600,000.   Approximately 60% of all residents are senior citizens.
