The Lifestyle Waiting for You in Westgrove Estates

Behind Broadcast Hill in the West Springs area is an enclave of estate homes sprinkled with green spaces, groves of trembling aspen, pathways and even acreages.

It’s called Westgrove Estates.

The homes offer plenty of square footage, some with walkouts and many back onto green space.  It’s a very cool area, located just north of Cougar Ridge and north of Bow Trail.  This area has only been built up in the last 15 years, and there are still some residents on large acreage properties.  You might even see a few horses on properties grandfathered into the area.

The Rise at Westgrove Estate is a brand-new area just under development and it’s proving to attract so much attention that people were claiming lots and choosing home styles from builders even before the show homes were built.

The beauty of this area is apparent. While it’s all new construction it’s not way out in Calgary’s far reaching suburbs and buyers will have an instant connection to an established community. Whether you choose to build or whether you choose to purchase an existing home in the Westgrove Estates area.

The developer is touting the area as a community that provides an inner-city lifestyle on the west side of Calgary. A walkable community close to amenities that’s just 15 to 20 minutes west of the downtown core.

Westgrove Estates is in an enviable position as it’s within reasonable distance to downtown yet you could get out of the city very quickly and head west to the mountains.

The commercial area on nearby 85 St SW offers a huge array of shops, services, restaurants and health services.

There’s a wide array of resale properties in West Grove Estates offering near-luxury living at prices well under what you’d expect.  The Rise at West Grove Estates is a pocket of new homes – 200 in all – with pathways that connect to Calgary’s 800 km pathway systems.  There are already plenty of green spaces in West Grove Estates but more are planned.  These parks and playgrounds will feature outdoor exercise equipment, which is all the rage now, and a junior soccer field.

Prices in The Rise at Westgrove Estates have been kept in the low $700,000s range and that’s partly due to smaller lot sizes.  Big house on a smaller footprint.  This area of West Springs is known for higher prices and the Westgrove neighbourhood almost defies that bigger price tag.

The Rise will remain true to that estate-feel of Westgrove Estates without the larger price tag.  Resale homes reflect the improvements home owners have made, such as finished basements and landscape elements.

For those who are interested in having a new home built, there are show homes open in The Rise at Westgrove Estates.  The architectural styles blend in well with the current offerings in the neighbourhood, reflective of the Craftsman, French Country, Art and Crafts, Tudor and Prairie themes.

The show homes reflect what today’s buyers are interested in – mudrooms off the back door or garage areas, tech nooks on the second level, wet bars in the family room and space for extended family members either in the rear of the home or in the basement.

There are schools close by, such as the Calgary International French School in Cougar Ridge.  South of Westgrove Estates is Westside Rec Centre, the 69 St LRT Station and Ernest Manning High School not to mention Rundle Academy, another private school.

Interested in the area but not interested in a single-family home?  There are many luxury condo properties up behind Broadcast Hill with amazing views of the city. These are just east of Westgrove Estates, on the north side of Coach Hill Road.  There are townhome developments that look out over Calgary and the Bow River Valley that cater to those looking to live in that area of the city and a maintenance free lifestyle.

It's a very interesting area of Calgary, and your Real Estate Professional would be glad to introduce you to it.
